A developer behind the Bacova Village subdivision has filed plans for 74 condominium units on a wooded tract in western Henrico County, according to county planning documents.

The proposed development would sit on land just south of the existing Bacova Village subdivision and directly across from Pouncey Tract Park and Striker Park, two popular recreational facilities in the Short Pump area.

The developer previously secured approval in 2025 for nearly three dozen townhomes at a separate site on Liesfeld Farm Drive, located north of the current condominium proposal. The new project would add to the growing residential development in the corridor between Short Pump and western Henrico County.

County planning staff confirmed the application has been submitted but noted that public hearings and planning commission review have not yet been scheduled. The proposal must receive approval from both the Henrico County Planning Commission and Board of Supervisors before construction can begin.

The wooded site targeted for development lies within the Three Chopt District, represented by Supervisor Patricia O’Bannon on the county board. The area has seen significant residential growth in recent years as developers target land near the Short Pump shopping district and major transportation corridors.

Pouncey Tract Park, which opened in 2010, features athletic fields, walking trails, and recreational facilities that serve residents throughout western Henrico County. Striker Park offers additional recreational amenities including baseball and softball fields.

The proposed condominiums would represent a different housing product than the single-family homes that dominate much of the surrounding area. Henrico County has encouraged diverse housing options as part of its comprehensive planning efforts.

No timeline for construction has been announced, as the project must complete the county’s review process. Planning staff typically require developers to address traffic impacts, stormwater management, and compatibility with surrounding neighborhoods before recommending approval.

The developer has not responded to requests for comment regarding the project timeline or specific details about the proposed units.

Henrico County planning documents show the application was filed in early April 2026. Residents and stakeholders can review the proposal and provide input during upcoming public hearings, which will be scheduled after staff completes its initial review.

The project adds to ongoing residential development pressure in western Henrico County, where proximity to shopping, dining, and employment centers continues to drive housing demand.
